I was home this weekend working hard as always. I had just returned home from meeting a buyer on one property and looking at another with a partner. At the first proposed meeting, the buyer did not show up because he needed to reschedule due to bad weather. This was not a problem for me because I know that a second meeting can be arranged with another partner who happens to be a real estate agent.

While reviewing the property with the first associate I spoke to, I located another building that had excellent potential because it was clearly vacant. I never would have seen this place if I hadn’t agreed to help my partner evaluate the property for him. Which, by the way, was a nice enough building, but unless the owner manages his expectations, he’s not going to sell any of us at the price he’s looking for. The first step with him will be looking into owner financing as I get the idea there is high equity value there and CLEARLY he is an investor as well whether he wants me to know that or not.

The power of a group should never be underestimated. What I never did in two years of studying real estate investing, I am now teaching other people after doing it like second nature. I never would have stumbled upon the good prospect if I hadn’t agreed to review my partner’s property and bigger if the two of us had never partnered to begin with. Go further, the same real estate agent who I’m going to meet with the buyer at the next meeting who I missed today… You guessed it, a part of the same team, again someone else who I’m training. He’s going to close a short sale deal in the next two weeks. The bank has already agreed to the terms.

Are you starting to get the idea yet? What took me forever to start in two years by myself, I’m helping, I don’t remember how many people, I do short sales, wholesalers, property analytics, internet and conventional marketing, business operations and believe me the list is longer than this. My many teachers, who I will mention above all else later, taught me the principle of delegation, outsourcing the minor tasks in your operation cannot be overlooked. Don’t try to do everything yourself. He may be successful, but while he’s doing it and closing THAT deal, I’m going to have to close four or five in that same amount of time. Any of the people I mentioned above can tell you that not only am I helping them with their offers, but I have about ten short sale offers ONLY that I’m working on. Form a team and implement a system. Then work that system until the wheels fall off!!
